Access Statement for Self-catering Glamping Lodges

Tom’s Eco Lodge, Tapnell Farm. Isle of Wight

Introduction

Glamping’ is a fresh and fun holiday experience and Tom’s Eco Lodge takes it to the next level with five beautiful Eco Lodges. Each lodge is nestled away in the glorious surroundings of Tapnell Farm. Tapnell Farm is a working dairy farm with access from the main road connecting the West Wight to the rest of the Island.

Each lodge is a single story with one step up into it (a ramp can be provided upon request. (James to Build). It comes with its own private shower room and a separate WC which are both step free. There are 2 double beds and 2 single beds (bunks) You can also hire a double sofa bed making the total capacity 8 guests. Each lodge has its own equipped kitchen and log burning stove for cooking on, it also has electricity linked to our solar PV fields.

And if Glamping is not for you or it is out of season why not stay in our Dairyman’s Cottage or book Tapnell Manor for a family or group gathering. Stunning sea views, sandy beaches, space to roam and so much to do, Tapnell Farm is the perfect place to holiday. Perfect for an adventurous or relaxing family holiday, group get together, party or even romantic hideaway

Once you have booked with us we will send you an ‘All You Need to Know’ email including clear directions on how to get to us, what to bring, activities to book and places to visit, eat, explore etc. Alternatively you can plan your journey by car or public transport using

which is PO41 0YJ to get directions. There is no public transport stop within a 28 minute walk of us, so if coming by foot you may need to hire a taxi or bike for the last leg of the journey. You can contact us for reputable taxi numbers if needed and bikes are available via our bike partner Wight Cycle Hire.

• The nearest railway station is Lymington pier which is where you could catch the Wightlink Car and Passenger ferry to Yarmouth Isle of Wight which is 4.4 miles away. Taxis are available at the ferry port. You can also travel to Portsmouth Harbor and take the Wightlink FastCat to Ryde Pier Head, or travel to Southampton Central which offers a free connecting bus to the Red Funnel Red Jet passanger boat which takes you to West Cowes.

• The nearest bus stop is at the bottom of Hook Hill, next to the large Co-op in Freshwater town. It is 2.4 miles away. From here we would suggest getting a taxi to the farm. For more information on the Island Bus Service, routes and times go to www.islandbuses.info

Key Collection, Welcome and Car Parking

• There are no keys to collect for your lodge.
• We make sure that one of the team is there to greet you upon arrival – this is organized on the lead up to your stay. If you are arriving late we will leave clear instructions for you in your car park box (labeled with your name/lodge number) and will check in with you at a later time.
• Parking is available on site for 10 cars. Each lodge has a designated parking space located within 100m of the lodges.
• The parking area has a limestone chalk surface with a wood chip walkway
• leading to the lodges.
• This area is lit at night.

Public Areas – Car park, Farm, Fields and areas around the lodges

• The Lodges are based on a working Dairy Farm, we urge guests to take caution with children and animals as farm vehicles will be in operation around the farm.
• The paths to and from the lodges are wood chip and lit by solar lighting.
• The lodges are set between a small copse and a grassy field, which is maintained weekly.
• The grassy areas are communal.
• In wet weather you may require wellington boots as the grass can get muddy
• The road leading to the farm from the main road is a mixture of concrete and gravel and there is a strict 15mph speed limit on these roads. The road is a little uneven in places.

Lounge & Dining

• The lounge area is accessed by level entry from the front veranda (one step up) through double canvas doors which unzip/zip up. The Lounge, dining room and kitchen area is open plan.
• The log burning stove is situated in the main open plan living area. There is a metal guard that can be used to prevent children/animals getting too close. There are also oven mitts, fire blankets, extinguisher, a carbon monoxide detector and a fire alarm.
• The door from the hall is 800mm/31.5ins wide.
• There is a mixture of seating with sofas and benches and chairs. The sofa has cushions, as do the benches. There is a large dining table, which has a leg on each corner or one large leg in the center. There are 8 seats available. There is also a low coffee table/trunk next to the sofa.
• One large beanbag for lounging on
• Furniture can be moved.
• Lighting includes LED powered floor lamps, clip on lamps and workman’s lamps that can be move around.
• The floors are varnished wood floors.

Kitchen

• The kitchen is open plan connecting with the lounge and dining
area with level entry from both.
• Worktop and sink are approximately 930mm/36.6ins above the floor. It is a ceramic Belfast sing and all of the surfaces are pine/wood finish.
• a small ‘worktop’ Fridge freezer is situated in the lounge and is set on the floor.
• Glasses and crockery etc are kept on freestanding shelves. These can be moved from the shelves to the under sink cupboards if required, please request this when booking.
• There is an electric kettle, toaster and 2 portable electric hobs in each lodge.

Bedrooms and Sleeping Areas

• There are 2 separate bedrooms, and one self contained ‘Cabin” double bed in the main living area.
• One bedroom has a standard double bed. This room has access to the shower and toilet through a single canvas door to the back of the lodge which can be zipped and un zipped. The rear entrances are attached by Velcro for quick escape in case of fire.
• The other bedroom has 2 single beds which form 1 bunk bed. This room also has a canvas zip up door to the bathroom and toilet. As above, help only by Velcro.
• Step free, level access to all bedrooms from the rest of the lodge.
• All mattresses, pillows and bedding are hypoallergenic.
• The doors to all bedrooms are 800mm/31.5ins wide.
• Furniture can be removed or rearranged.
• A double sofa bed is available in the living room.
• The height of all double beds from the top of the mattress to the floor is approximately 450mm/17.7ins.
• There are bedside lamps in the double bedroom, and there is a bedside lamp and clip on lamp in the bunk room. The cubby bed in the living area has its own clip on lamp and privacy is gained from the two curtains.
• All beds are made from wood.

Bathrooms, Shower-rooms and WCs (En-suite or Shared)

• Step free, level access.
• Door opening 800mm/31.5ins wide.
• The shower is step free but is not set up like a wet room.
• There is a small ridge when entering the shower and a slight gradient for drainage.
• Non Slip mats are in place in each shower.
Toilet 400mm/15.7ins high.
• Wash basin 800mm/31.5ins high. Lever taps on the washbasin and shower.
• There are no grab rails in the shower room or WC.
• Well lit with overhead fluorescent light .
• There is one shower and one WC within each lodge.

Additional Information

• Assistance dogs are welcome.
• All power points are at floor level and extension cables are available.
• All areas in the apartments have good colour contrast between floor and canvas wall.
• The doors are the same colour as the walls and are defined with a dark brown zip line.
• The nearest General Hospital with an A&E unit and walk in

CABINS

Key Collection, Welcome and Car Parking
• The keys for your cabin will be ready and waiting in the door for your arrival.
• We make sure that one of the team is there to greet you upon arrival – this is organized on the lead up to your stay. If you are arriving late we will give you clear instructions ready for when you arrive and then catch up with you at another time during your stay. The day before or the morning of your arrival, we will send over a message to double check that you are happy and ready to come and stay with us. We will also prompt any questions you might still have and find out an approximate arrival time to ensure your accommodation is available for you if you are planning to arrive early.
• Parking is available on site for 10 cars. Each cabin has a designated parking space located within 150m of the accommodation.
• The parking area has a gravel surface with wood chip or grass walkway, depending on path chosen
• Parts of the area are lit at night, but if you arrive late, you will need a torch to help you on your way.
Public Areas – Car park, Farm, Fields and areas around the cabins
• The Lodges are based on a working Young Stock Farm, we urge guests to take caution with children and animals as farm vehicles will be in operation around the farm.
• The paths to and from the cabins are wood chip. Plans are in place to light this up.
• The cabins are set at the end of the manor gardens, surrounded by fields.
• The grassy areas are communal- please help yourself to the farm chicken eggs
• In wet weather you may require wellington boots as the grass can get muddy
• The road leading to the farm from the main road is a mixture of concrete and gravel and there is a strict 15mph speed limit on these roads. The road is a little uneven in places.
The cabins have decking in front and down the side of them with a bbq, seating and room for a hot tub! The decking has a wooden hand rail with chicken wire at 37ins high. Dimensions:

Lounge & Dining
• The lounge entrance area is accessed by level entry from the front decking (cabin 1-via 15ft slope, cabin 2- via 4 steps with a 6ins decline per step. There is a 40ins high hand rail down the steps) through one of 2 sets of double doors. There is a 12cm/4.5ins lip to the door- the main double entrance door is 50ins wide. The Lounge, dining room and kitchen area is open plan.
• The door from the hall is 33ins wide. There is a 1.5ins lip on the inner door frames which needs to be stepped over.
• There is a mixture of seating with sofas and chairs. The two sofas have cushions are 16ins high, but the dining chairs do not. There is a large extendable dining table, which has a leg on each corner. There are 8 seats available. There is also a low coffee table between the sofas.
• There are four shelves with various items on- books, radio and ornaments.
• Furniture can be moved.
• Lighting includes LED powered floor lamps and ceiling lights with dimmer switches. Light switches are 44ins high from the ground.
• The floors are varnished wood floors.

Kitchen
• The kitchen is open plan connecting with the lounge and dining
area with level entry from both.
• Worktop and sink are approximately 930mm/36.6ins above the floor. It is a stainless steel sink and all of the surfaces are pine/wood finish.
• A standard Fridge freezer is situated in the kitchen and is set on the floor.
• Glasses and crockery etc are kept in kitchen wall and floor cupboards or drawers. On arrival, dinner ware will be set out on the dining table.
• Utilities include: dishwasher, washing machine, fridge, freezer, microwave, kettle, toaster & radio.

Bedrooms and Sleeping Areas
• There are 3 separate bedrooms
• One bedroom has a standard double bed. This room has access to the shower and toilet across the hall outside the bedroom. The double bedroom has double doors to the outside decking- 2ft/24ins high from the ground.
• The other bedroom has 2 single beds- 19ins off the ground. This room also has access to the bathroom and toilet via a crossing of the hall. This bedroom also has double doors out onto the decking.
The 3rd bedroom has 4 single beds in the form of 2 bunk beds. This bedroom has 2 opening windows, bed side table and bed side lamp. There is room in here for a cot.
• Step free, level access to all bedrooms from the rest of the cabin- all bedrooms have clothes hanging facilities. The twin and double bedroom also has bed side tables, bedside lamps and a mirror.
• All mattresses, pillows and bedding are hypoallergenic.
• The doors to all bedrooms are 33ins wide.
• Furniture can be removed or rearranged.
• A double sofa bed is available in the living room.
• All bedrooms have ceiling lights on dimmer switches 44ins from the ground.
• All beds are made from wood.

Bathrooms, Shower-rooms and WCs (En-suite or Shared)

• The shower lip is 4” high
• There is a small ridge when entering the shower and a slight gradient for drainage.

ECO-PODS

Key Collection, Welcome and Car Parking
• The keys for the pods are already in the doors waiting for you to use. Pod 1 has a padlock opposed to keys- code 1903.
• We make sure that one of the team is there to greet you upon arrival – this is organized on the lead up to your stay. If you are arriving late we will leave clear instructions via text or email and come say hi at a later stage. You can always call for information.
• Parking is available on site for 10 cars. Each pod has a designated parking space located within 200m of the accommodation.
• The parking area has a gravel surface with a wood chip walkway leading to the pods.
• This area is lit at night.

Public Areas – Car park, Farm, Fields and areas around the lodges
• The Lodges are based on a working Young Stock Farm with over 700 calves, we urge guests to take caution with children and animals as farm vehicles will be in operation around the farm.
• The paths to and from the lodges are wood chip and lit by solar lighting.
• The lodges are set between a small copse and a grassy field, which is maintained weekly.
• The grassy areas are communal.
• In wet weather you may require wellington boots as the grass can get muddy
• The road leading to the farm from the main road is a mixture of concrete and gravel and there is a strict 15mph speed limit on these roads. The road is a little uneven in places. There are 3 6.5ins steps up to the pod with a wooden hand rail 40ins high.

Lounge/ Dining/ Bedroom area
• The lounge area is accessed by level entry from the front veranda through 43ins wide double doors. The Lounge, kitchen and bedroom area is open plan.
• There is a mixture of seating with sofa bed and dining chairs. The sofa bed has cushions. There is a small dining table, which has a leg on each corner. There are 4 seats available, with a seat at 17ins high.
• One large beanbag for lounging on, on the outside decking, as well as picnic bench
• Furniture can be moved.
• Lighting includes LED ceiling lights- light switches are 44ins high.
• The floors are varnished wood floors.
• The pod sleeps 4- one double bed and one double sofa bed.
• Both beds are at 18ins high. The wooden frame sofa bed is set up as a single for check in and can be pulled out to create a double.

• All mattresses, pillows and bedding are hypoallergenic. Linen & towels are provided.

• There is an electric kettle, toaster, microwave and electric hobs in each lodge. The microwave is 28ins high and the other kitchen ware is on top of the main units.
